What is Nomavaa and who is it for?
Nomavaa is a monthly rental platform for stays of 1 month or longer, connecting tenants with landlords offering properties in Bangkok. We primarily focus on stays of 1–6 months, making Nomavaa suitable for people who need a home for a few months rather than a short vacation stay or a traditional long-term lease. Before a property can be listed on Nomavaa, we verify the landlord’s identity and their ownership of, or right to rent out, the property. This helps tenants book with greater confidence and reduces the risk of fraudulent listings. Your security deposit is also protected, so deductions can only be made for valid reasons, such as actual damage to the property, in accordance with the applicable terms. Nomavaa also helps facilitate key steps in the rental process, including booking requests, payments, bilingual lease agreements, and TM30 support for foreign tenants.
What types of properties can I find on Nomavaa?
Properties on Nomavaa are furnished monthly rentals in Bangkok that are suitable for stays of 1 month or longer. Properties are expected to be move-in ready, with essential furniture and appliances, Wi-Fi, and accurate property information and photos that reflect the actual condition of the property. You can find different types of accommodation depending on availability. When searching, you can use filters to narrow down properties by property type and other preferences, and review each property’s rental terms, amenities, location, and minimum stay.
How do I book a property through Nomavaa?
You can book a property directly through Nomavaa. Before sending a booking request, you will need to complete your profile and verify your identity. Once your booking request is submitted, the landlord will review your request. If the landlord confirms the availability and accepts your booking request, you will be asked to make the required payment within the specified timeframe. After payment is completed, you will proceed with the bilingual lease agreement and the remaining steps to prepare for your move-in. You can track your booking status and any actions required from you through your Nomavaa account.
What do I need to pay when booking through Nomavaa?
Once the landlord accepts your booking request, you will be asked to make the required payment to secure your booking. Your initial payment may include the first month’s rent, security deposit, Nomavaa service fee, and cleaning fee (if applicable). The exact amount and payment breakdown will be shown to you before you make the payment. For stays longer than one month, subsequent rent payments will be made according to the payment schedule for your booking. You can view the payment schedule when you select your period of stay during the booking process, and access it again through your Nomavaa account.
How am I protected if I book a property without viewing it in person?
If you book a property through Nomavaa without viewing it in person before booking, your booking may be covered by the Tenant Move-in Protection Policy. The policy applies only to qualifying material issues that significantly affect the condition, safety, or usability of the property, or where the property is materially different from what was presented on Nomavaa. Cosmetic or decorative differences and personal preferences are not covered. Qualifying issues must be reported to Nomavaa within 24 hours of your scheduled move-in time or gaining access to the property, as applicable. Where appropriate, the landlord may first be given an opportunity to resolve the issue. If a qualifying material issue cannot be reasonably resolved, you may be eligible to cancel the booking and receive applicable refunds under the policy. If you viewed the property in person before booking, this policy does not apply. However, your stay is still protected by the terms of your lease agreement.
